How many houses are located in SBR?

There are 110 houses of different types:

What should I do before buying a home in SBRHA?
Thoroughly read and examine the BYLAWs that govern the community and make sure you can live with and abide by them.
Get a copy of the financial statements of the SBRHA and have a person such as a lawyer or accountant examine them to make sure there is nothing irregular.Find out what the monthly dues are and make sure you can afford them.

If I buy a home within SBRHA, do I have to belong to the SBRHA?
Yes, the only way SBRHA can work correctly is if everyone who lives within its boundaries belongs to the SBRHA and pays dues.Find out if there is any litigation pending against the SBRHA.

Are Board Meetings open to all residents? If so, where and when are they held?
Yes. Notice of the time and place of the annual board meeting will be noted in the SBRHA newsletter.  In addition, a notice will be mailed to you no less than 2 weeks prior to the meeting and no more than 45 days  before the scheduled meeting. 

What does my SBRHA service charge pay for?

Security for our community.
Maintenance and improvements of the surroundings.
Maintenance and improvements of Roads.
Sponsorship of community activities such as holidays and observances.
Maintaining and operating the SBRHA office.
Removal of gabbage.
Salaries for SBRHA office personnel such as real estate manager.

How is the amount of my service charge determined?
The budget is set upon specific guidelines for utilities, landscaping, administration, etc. Capital Expenditure funds are monies set aside for future expenses due to the life expectancy of certain items:  lighting, street resurfacing, fencing, etc. These amounts are then divided by the number of homeowners. Budgets are developed by the Board of Directors and then submitted to the SBRHA management office to follow.  The service charges are adjusted periodically if necessary, to meet anticipated expenses.

What happens if I do not pay my service charge?
The maintenance and management services incurred by SBRHA are dependent upon timely receipt of the service charges from each homeowner. Late payments will result in a late charge as service charges are due on the first of the month. In addition, the Covenants allow the SBRHA to charge late charges and interest and proceed with a lien on your property, or foreclosure proceeding for non payment of service charges.

Can I pay my water bill at the SBRHA Office?
No the water bill has to be paid to Mutual facilities, the real estate manager can give information regarding their bank account numbers.

Where do we report the location of potholes in streets and roadways?
Report to the real estate manager who in turn will report to the board of directors for further action.

If I am having a problem with a neighbour for a violation of the Policies and Guidelines, what can I do?
If residents cannot resolve a situation between themselves, then report the issue to the real estate manager who in turn will report to the board of directors for further action.

I would like to build a fence in front of my house, what are the regulations?
Please read the BYLAWS to see what is stated, if you have any doubts contact the real estate manager. The reason to why we all have to abide to the BYLAWS is that fair and uniform enforcement of the SBRHA's BYLAWS is critical to maintaining property values.

I would like to erect a small chicken or goat farm at the backyard of my house, what are the regulations?
You are not allowed according to the BYLAWS to have poultry, goats or cattle in the vicinity of the SBRHA compound this applies also to your backyard.

What is Capital Expenditures?
In order to maintain and preserve market value of both the residential and common area property, SBRHA has developed funding called “Capital Expenditures” for future repair or replacement of major common-area components, such as street lights, asphalt surfaces, concrete areas, fencing, Closed-circuit television (CCTV), and much more.

What are the Architectural Standards?
The Protective Covenants of the architecture are stipulated in the BYLAWS to insure that exterior alterations to the homes in the SBRHA conform to a standard of quality workmanship, quality materials and a harmony of design within the community. The SBRHA has developed the Architectural Standards to guide its decision making process and to assist homeowners planning alterations to their homes. For more information see Architectural Standards.
